hey everone i have an extimate to do, i need some help pricing this one.if i get it i will get 25 more in the same building... itsa bathroom about 5x5 plus a tub and pedestal type sink, its a low income rental apartment and there could be 20 units to do, we have to remove/reinstall tub., rip out shower suround tile and 4 feet "tile wainscotting, install new geenboard,and tile, remove -re install new low flush toilets <i assume having to assmble toilet from box> they want the shower switched to pausy single faucets i cant remember the xact name. they also want sink removed and a european style vanit put in. there is mosaics on the floor down solid so we will be going overtop with tile with a trans strip at the door. they want the tile 4 feet high all around the room and upto the shower head in the tub suround, using 8x10 on walls with schluter strips on edge <plastic>. they want us to remove garbage and charge them our labour and dump weight fee we also have to put on shut off valves at the sink, shower head, faucets possible on sink and install the pausy temp shower faucet ourself i have no clue what to charge. im in onrario canada....
there are no elevators. its a 3 storey building... about 30 years old. or so... thanks.. steve


all materials supplied by building owner----they will be waiting in the empty unit once tennants move out and will be avaliable as they come up....

If you are not a certified plumber, then team up with one. The Liability for leaks in plumbing could break you. As for the tile and tearouts, just break it down into chunks and figure out what each chunk is going to take for time. then add in all the running around and multiply by your rate. I would guess that you are looking at around $1700 to 2000 in labor, but that's just what similar projects have ended up at for me. Definitely talk them out of greenboard showers.

Do you work for a company or are you self employed?

Don't take this the wrong way, but you have been asking us to help price your work for the past two years. If you have not figured this important step out yet, then another line of work might be in order.

Hi Steven
Forget about $$ per sq ft. You should know how long it takes you to do a certain amount of work in a day, so use that knowledge to multiply the days times the money you need to make in a day.

You can always play with numbers like $3.25 psf etc to try and figure out what other contractors might go in at .... but to hell with that. Set your prices based on supplies, travel and what you need to make each day after ALL expenses. If you make the mistake of buying the job ... you'll regret every day you spend at it.

hey bri well actually i was considering getting a plumber in to make sure everything is done correctly. I have hooked up eurovanities etc, i used the white pex pipe < i think its called> i had to buy a pair of 50$ crimpers to crimp the metal ringletts on. seemed to work pretty well. Ive never like dealing with copper, i like the fact that its tough though, i hate the idea of plastic pex pipe you can cut through with a wrong flick of your olfa or scraper . lol. i have assembeled and taken out/ re-installed countleess toilets in my days, whats your opinion? ive never removed a tub myself and wanna know is there any special tricks?
i can install the new shower head myself, easy like the toilet. the only thing i see an issue is the vanity. i may have to cut and adjust the drain pipe depending on how the new drain in the sink will be positioned at, so the drainage pipe properly meets/joins at the drain of the new sink. they want simple h/c shut off valves installed so that should be easy as ive done this many time, its almost a standard with any washroom i do to install shut offs if theres none existing, to prevent future plumbing complications. Other than these pausy taps There will be no serious plumbing really, the shower just needs a new shower head, they screw on i beleive.

i am looking for more info on theese taps, whats the actual name they go by and how do you install them? im quite curious if its est enough that i could obtain a book or internet advice or do i need a plumber for something like this. if so how much would a plumber charge and should i just have the building manager handle contracting the plumber <he may have someone he uses at discount> or should i attempt the pausy single mount faucet myself? its an unocupied unit so i can take my time if i need to,,as well, when you install the new bathtub, how easy is it to reconect the existing floor bathtub drain to the new bathtub's drain? ---A major question is the tub there is tile suround all around 5' high, i will remove the 1st at tp then cut alone the top of the second tile from the top, that way i wont have to worry bout havn to join/tape the drywall where there is no tile <above showerhead> should i take tub out then reove all drywall/tile or vice versa, is there any triks to getting it out and how much does one charge to remove and reinstall a tub roughly? thanks a bunch guys im trying to get an esti' for tomorow<monday>


is there any sites where i could get more info about this plumbing stuff..
also we had a ballpark figure of 1500 per bathroom, a week is how much time i assumme each one will take, thats giving ourselfs some extra time as we could probly do 1 in 3 or 4 days (doggin it :))taking our time etc.

theres no huge rush cause units will come up as people move out..
how would you guys work this> im in seriousneed of some help here, this could be a big lead!

oh yeah they will have the unit full with everything we will eed, we only supply labour,

Personally, I would get a price from a certified plumber to do all the plumbing. You just have no idea what is back there. Also, if you have a leak...it's YOUR problem. I mean, what happens if there is a leak and it goes downstairs and ruins somebodies furniture or the carpet has to be replaced ? And 1500 bucks is nothing for that job. If it takes a week, and there are 2 of you?...that barely covers your wages and gas to get there. Your dumpster will cost at least 300 bucks...and the tenants will have it filled with their junk before you can turn the ignition off on the truck. Not to mention the TIM runs. \:\) I know work is slow right now..but you don't want to work for nothing.

hey bri yeah i know what u mean well we are going to try 1 to start to get a lay of the land so to speak, i know what u mean bout leaks i have insurance but still, plus there wont be a bin, we have to charge to haul to nearby dump 5 mins away and he will pay labour for it and whatever it adds up weight wise, are you anywhere near kingston its too bad theres not a way to talk voice, im going to my dads for a late steak dinner in a few, but hes my partner and will be intereste d in what u say, we just have to rip out wallboard/tile and replace, maybe we shouls have him sign off that if existing (unforseen ) plumbing problemsoccour that could interfer with our work, we will require him to have a plumber to adress the issues. i never try to be resposible for plumbing ,i can easily install toilets and shut off valves ,however the most i m comfortable doin is hooking up a diy eurovanity lol from homedepot, plus some pedestals, maybe cuting and moving an abs drain under a vanity, but i never try what i cant do.... I definetly will have one avaliable but for what they charge theres some things i know i can do like the toilet for sure and the vanity, but i think it might be wise to get a price, for comparison. it will obviosly take me longer and thats something else i could be doing plus if we have a few come up at once we want to be wuick as possible and to hire someone does make sense cause it alows us to concentrate on all the other consuming aspects of the job. thanks for the input bri. ps it wouldent always be 2 guys maybe 2o percent of the time lol my dad likes to "watch" \:\) plus he goes on my tim runns for me hehehe ..its hard for 2 guys to move in a 5,5 area. i do plan on getting a "buddy" to give me a hand during the demo phase, hauling the garbage outside and all that other labour intensive stuff:)
